PLEASE NOTE: Fireplace is not operational due to safety issues, it is decorative only!!! ⭐️INCLUDED WITH YOUR VACATION HOME⭐️ All of our vacation rentals are fully furnished with a Smart TV (log into your own Netflix account and keep watching your favorite shows!) and free high-speed over 300mbp WiFi. Kitchen equipped with appliances including a Samsung new refrigerator, microwave, Thor oven, stove, coffee maker, tea, toaster, blender. ⭐️HOUSE SUPPLIES⭐️ The home will be stocked with an initial supply of trash bags, paper towels, kitchen sponges, hand soap, dish soap, dishwasher pods, laundry detergent, and toilet paper. ⭐️WASHER/DRYER⭐️ We have a washer and dryer in unit for your use located in the garage. ⭐️BACKYARD⭐️ We have a very green backyard with plenty of space for a game of badminton, outdoor furniture for dining & a hot tub for your enjoyment! As a friendly reminder, if you’ve any issues during your stay, please bring them to our attention. We would love to fix it for you right away.

1. Check-In / Check-Out: Check-in: Begins at 4:00 p.m. Check-out: 11:00 a.m. Late check outs require a 24-hour advance notice for approval. If approved, the late check out fee is $100 per hour. Please let us know in advance and we will try our best to accommodate you. A $100 charge will be applied for any lost remote controls. Please ensure all doors and windows are securely locked before departing. 2. Security Cameras: 2 External cameras are installed solely for property protection & security reasons. (e.g., a front door camera is positioned to monitor the front doorway, backyard camera is positioned to monitor the backyard sliding door). They are not actively monitored but only referred to when an issue arises. 3. Noise: Our home is equipped with a noise sensor. Quiet hours are observed from 9 p.m. to 8 a.m. Please be considerate of our neighbors and avoid making too much noise outdoors during these hours. While interior noise is permissible, it SHOULD NOT be audible from outside. NOISE COMPLAINTS WILL result in eviction without refund and additional FINES of $1000. Please note we absolutely DO NOT TOLERATE PARTIES. 4. No Shoes: To keep our space clean and comfortable for all guests, we kindly ask that outdoor shoes be removed upon entering, indoor only shoes are permitted. Guests will be responsible for deep floor cleaning if shoe prints are found. 5. Pet Policy: We welcome small to medium-sized pets with a pet fee of $249 per pet. Kindly inform us ahead of time if you plan to bring a pet. Please be aware that additional charges may apply for any permanent stains or furniture damage found upon checkout. Thank you for your cooperation and understanding! 6. Hot Tub Heating Policy: We offer complimentary hot tub heating & usage, but guests will need to operate it themselves. To assist, we’ve provided a YouTube tutorial which you’ll find in your check-in instructions. Please note the hot tub temperature only increases by 2 degrees per hour, so we recommend turning it on as soon as you check-in and keeping the heat on throughout your stay if you plan to use it more than once. As a friendly reminder, please shower or rinse off before using the hot tub. It helps keep the water clean & fresh for everyone’s enjoyment. Thank you for your understanding! 7. Parking: Parking is available for a maximum of 4 cars. 1 car in the garage and 3 in the driveway. Street parking is readily available if you have more than 4 cars. 8. Smoking: Our property is strictly non-smoking indoors, including tobacco, marijuana, cigars, e-cigarettes, vape pens, and hookahs. Smoking is only permitted in the backyard area. Please dispose of cigarette butts in the trash; littering on the ground is prohibited. A $700 fee will be charged for smoking violations, assessed after checkout. 9. Don’t Leave Food Out: To prevent pests, especially during hot summers, please store all uneaten food in the refrigerator and try to dispose of trash and crumbs daily. Despite regular pest control, the hot weather can sometimes still lead to bugs finding their way in if food is left out! Extra trash bags, rags, and cleaning supplies are available under the sink for your convenience. 10. Lost and Found: We cannot be held liable for any lost, misplaced, stolen, or damaged belongings, including those left behind after your departure. We are not responsible for any items left behind after checkout. If something is found, we’ll do our best to return it, but safekeeping cannot be guaranteed due to frequent turnovers and multiple teams accessing the property. If shipping is required, it must be arranged and paid for by the guest. 11. Damages or Theft: Guests are responsible for any damage or theft occurring during their stay, including damage to rooms, fixtures, furnishings, arcade machines, and equipment. This may include property damage, missing items, smoking fees, cleaning fees, and guest compensation. By booking this property, you acknowledge that you have read, understood, and agreed to comply with these rules. Please note that any violations, such as hosting events or parties, smoking indoors, bringing pets without approval, or misrepresenting the number of guests, may result in additional charges upon checkout and or eviction without reimbursement.

You'll have the whole place to yourself except for a locked storage closet & the garage that we use for furniture storage, so feel free to make yourself at home and enjoy all the other amenities. We just ask that you treat the space with the same care and respect as you would your own home. To ensure a great experience for everyone, please be mindful of our house rules—we have a ZERO tolerance policy for violations, including over-occupancy and parties. Please fully utilize the driveway for parking! There is no garage opener as we use the garage for our storage. Street parking is readily available if you have extra cars. Please check the street signs for parking limitations (one side of the street has cleanings on Wednesdays). Trash days every Wednesday. Gardener comes every Tuesday. Hot tub technician visits every Monday for weekly hot tub maintenance cleaning. Thanks for understanding and helping us keep everything in tip-top shape!
